1. RESERVATIONS / CONFIRMATIONS
After receiving the reservation confirmation, the client has 10 days to pay the deposit of 50% of the rental price. With the payment, the client declares to have read the general terms and conditions of Carlosferien and accept them.
If we have not received your deposit within 14 days of receiving the reservation confirmation, the reservation will be canceled and the property may be rented to other interested parties without prior notice from us.
After receiving your final payment 42 days prior to arrival, you will receive your travel documents with the contact address for the delivery of keys at the holiday destination and other important information.
2. ARRIVAL AND DEPARTURE
In high season, Check-in time is on Saturdays between 4:00 p.m. and 7:00 p.m. On the day of departure, the rented property must be vacated by 10 am.
Out of season, the day and time of arrival are flexible, as long as it is during office hours from 9 a.m. to 1 p.m. and from 3 p.m. to 6 p.m.
Arrivals outside the scheduled hours, as well as Sundays and holidays, are possible by prior arrangement and have an extra cost of € 20.-

You must give the flight number, place and time of landing, to be informed and to know what time you will arrive.
According to the regulations, all guests from 16 years old who stay with us, must be credited to enter the establishment, by official document in force.
Upon arrival, a mandatory deposit of €250 (with card) will be left.
In order to properly check the accommodation provided, the deposit will be returned within a maximum of 7 days after the end of the rental period. As the deposit is made by card, the amount will be returned directly to the card.
In the season from October to April (both included) for long-term rentals (more than 35 days) the deposit will be €500 to be deposited in cash upon arrival of the client. It will be returned within a maximum of 7 days after the end of the rental period.
Damage to the rental property and its inventory caused by the tenant's negligence will be offset by the deposit. If the damage exceeds the amount of the deposit, the remaining amount will be charged to the tenant.
Any damage or irregularity in the home must be reported within 48 hours of arrival at the rental property. You can report this directly to the office during opening hours, by email: email@example.com or by SMS and WhatsApp: (+34) 673 615 236.
Any claim for compensation must be made within a maximum of 14 days after leaving the property and will be forwarded to the reservation office.
Pets are allowed in some of the rental properties we offer. If pets are allowed it will be indicated in the description of the property, it must be announced when making the reservation. There is an additional cost of € 30 per week and per pet.
For hygiene reasons, pets cannot use the pool, even in the case of private villas. In addition, tenants must remove from the house all defecations and/or urination that their pet has made inside the house or on its plot. If this were not the case, €50 of the deposit will be charged.
8. MAXIMUM OCCUPANCY
The rental property can only be occupied with the maximum number of people specified in the description of the house. The maximum number of people specified also includes very young children, unless otherwise agreed in the rental agreement. If the maximum number of people in a home is exceeded, you give us the right to recalculate the prorated rental price plus any additional costs, including terminating the rental agreement immediately.
9. UNEXPECTED / REPLACEMENT
In case of any impediment or justifiable problem which prevents us from complying with the part of our contract, everything possible will be done so that none of the parties is affected, changing the tenant of the house or in case of need they can denounce the contract for the reimbursement of it. However, taxes must be paid.
In case of justified cancellation (death - accident - illness) they are protected, in case of having it, a travel insurance. Let us know in case of emergency and send us the medical report.
If force majeure, war, strike, transportation difficulties or natural disasters prevent us from acting as an agent, we have the right to cancel the reservation without compensation.
10. PROBLEMS WITH WATER, ELECTRICITY AND WIFI
For various reasons, the supply of electricity, water and wifi may be temporarily interrupted or restricted. Neither your booking agent nor we can be held liable for damages that occur in this context.
11. CONSTRUCTION ACTIVITIES
The vacation rentals offered on our website are usually located in residential areas. As a result, in exceptional cases, unexpected construction activities may occur in the area or in other nearby homes.
These activities are carried out by owners or contractors who have no relationship with us. That is why we cannot influence these construction activities. For this reason, neither we nor our booking agents are responsible for any harassment in this context.
The cancellation costs will have to be paid, ours and those of the tour operator.
The following regulation applies:
Free cancellation up to 60 days before arrival.
50% refund of the rental amount up to 30 days before arrival.
Less than 30 days in advance, 100% of the rental amount will be charged.
We recommend that you take out protective travel insurance with your private insurance or car insurance.
13. ADDITIONAL COSTS
From June to September included: final cleaning, sheets, towels, internet (if any), water and electricity
From October to May the final cleaning, sheets, towels, internet (if any) and water are included. Electricity is not included and will have an extra cost of 0.40 KW.
14. LONG STAY / WINTER
With the long-term rental of our holiday properties, the tenant bears the costs of electricity, heating and internet in full. Water costs are included.
Consumption accounts will be made on a monthly basis, and the client must pay the amount of their electricity and heating consumption each month.

16. TENANT OBLIGATIONS
The tenant will observe and follow the instructions of the owner regarding the use of the facilities and services of the rental property.
Tenants are required to treat the rented property with care and must also show consideration for the neighbors.
The tenant is obliged to take appropriate measures to prevent damage to the rental property, in particular from fires, storms and similar. It is forbidden to make noise in and around the accommodation after midnight.
The tenant is obliged to notify the landlord immediately of any existing or foreseeable danger.
The storage of hazardous substances on the property is strictly prohibited. Small damages, such as broken glasses or plates, will be deducted from the deposit. (see section 5. DAMAGES)
The tenant is obliged to allow the swimming pool guy and/or gardeners to enter into the property. The prior aproval by the tenant will not be an essencial requierement.
17. BASIC EQUIPMENT FOR VACATION HOMES
The basic equipment includes crockery and cutlery in sufficient quantity for the number of people reserved. Coffee maker and toaster, ironing board and iron are also part of the basic equipment.
Appliances such as oven, microwave, mixer and dishwasher, or washing machine are only available if expressly mentioned in the property description.
The television in the property description refers to a color television. It is possible to receive foreign channels by satellite, this is shown in the text with satellite TV. However, this does not guarantee that the stations can be received in all languages.
Garden / terrace furniture
If garden / terrace furniture is mentioned in the property description, there are usually garden chairs for each person and a garden table.
Sun loungers and umbrellas are only available if mentioned in the property description. The number of sun loungers is usually limited, so it is not necessary that there be a sun lounger available for all tenants.
Many owners do not provide cushions for chairs and loungers for hygiene reasons.
In short term rentals, wifi is a service offered free of charge by the property. In some properties this is via satellite, so it can be slow compared to fibre optic. If the wifi fails or is very slow, we will do our best to solve it.
In case you want to telework during your stay or if high speed internet is an indispensable part of your holiday, we recommend you to ask us which property would be more suitable for you to rent according to your needs.
18. TENANT'S OBLIGATIONS ON DEPARTURE
The tenant must leave the vacation property as they found it, with the exception of the final cleaning carried out by the company.
Make sure that everything returns to its place (also in the garden and / or terraces).
Kitchen utensils such as cutlery, pans, pots, plates and glasses are cleaned and left in the cupboard.
The chimneys should be cleaned as well as the barbecue.
Eliminate all the remains of food and garbage and leave it in the respective garbage containers arranged on public roads.
Remove the bedding and the rest of the clothes (towels and kitchen towels) and deposit them in the hall near the entrance or in a corner for better collection.
And last but not least, lightly sweep the house.
If we do not find the rental property in these conditions, we will charge the additional cleaning costs and deduct them from your deposit.
